Dryer Vent Cleaning in Leland, NC
Leland is the fastest-growing town in Brunswick County and almost everything we service here is recent new construction: Brunswick Forest, Magnolia Greens, Mallory Creek, Compass Pointe, and the rapidly-developing Highway 17 corridor. New homes have their own set of dryer vent problems.
New construction is not a free pass on dryer vent cleaning
A common misconception in Leland's new-home neighborhoods: "the house is new, the vent is clean." It's true that a brand-new vent line starts clean, but most production-builder installations leave debris behind from the construction process — drywall dust, insulation fibers, packaging tape, and occasionally tools or screws. Builder cleanup focuses on visible surfaces, not the inside of mechanical runs. The first cleaning we do in a new Brunswick Forest or Mallory Creek home almost always pulls construction debris, not lint.
Three specific new-construction issues we see in Leland:
- Long vent runs through the attic. Production builders typically route the dryer vent up through the laundry-room ceiling, across the attic to the exterior wall, and out — that often results in 20+ foot runs with multiple elbows. Per NC code (35 feet max minus 5 feet per 90-degree elbow), some of these are out of spec from day one.
- Builder-grade flex-foil transition hose. Some builders still install the cheap foil hose behind the dryer instead of rigid metal. We replace it during the first cleaning.
- Missing or non-functional backdraft damper at the outside termination. Required by NC code; sometimes omitted by the framing subcontractor and never caught in inspection.
First-year inspection vs. annual cleaning
We recommend a "first-year inspection" for new Leland homes somewhere between 6 and 12 months after move-in. This catches the builder-cleanup debris before it compounds with normal lint and gives you a clean baseline. After that, annual cleaning is the right cadence — same as for older homes.
Brunswick Forest, Compass Pointe, Mallory Creek
The big Brunswick County master-planned communities all have similar floor plans (lots of identical Trane and Charleston Series homes), which means we know the typical vent layouts before we arrive. That makes appointments faster — we can often give a flat phone quote in 2 minutes instead of needing an in- home estimate visit.
